In the last 12 months, we welcomed our first class of Walsh Elementary School graduates, grew from a hundred residents to more than 600 people calling the community home, and debuted signature features like the Makerspace, telehealth and the Musical Playground powered by <em><a href=\"https:\/\/symfunee.com\/\">Symfunee<\/a><\/em> at Theater Park. And now we are excited to share that construction crews are hard at work preparing an expansion of the neighborhood that will be located just west of the elementary school.<\/p>\n<p>The vision for Walsh remains the same as it was five years ago when work first began: to build the next great neighborhood in North Texas.<\/p>\n<p>This next phase of the community introduces two new neighborhoods, Overlook Park and Lake Park. Both include a thoughtfully balanced mix of home types and architectural styles that will be available to future homebuyers.<\/p>\n<p>\u201cWe set architectural standards at Walsh and partner with homebuilders that can build a curated selection of quality homes in all shapes and sizes so we avoid the monotony of other developments,\u201d said Jake Wagner, Co-CEO at Republic Property Group, developers of Walsh. \u201cIn Phase II, we\u2019re focused on continuing to provide quality homesites and neighborhood features that further the vision for Walsh and are affordable and attractive options for today\u2019s buyers.\u201d<\/p>\n<p>When the community opened in 2017, home prices ranged from the $270,000s to nearly $800,000. Early plans for these new neighborhoods include similarly priced offerings, including the addition of thoughtfully designed townhomes and innovative 60\u2019x60\u2019 lots. Custom homes north of $1 million, including in the Cline Park neighborhood, are also under development.<\/p>\n<p>\u201cEvery community needs a diversity of life stages among its residents. A teacher at Walsh Elementary or a grandparent who wants to move near family should have home types available that fit their needs to live, work and play in the same neighborhood,\u201d said Tony Ruggeri, Co-CEO at Republic Property Group. \u201cWalsh is a development that believes diversity is key to building a true sense of community among residents.\u201d<\/p>\n<p>With rapid population growth in Fort Worth and Tarrant and Parker Counties likely to continue, the development team is planning for long-term, responsible growth for the community. The 550 homesites in Overlook Park and Lake Park will include current and new home types, as well as current and new homebuilders.<\/p>\n<p>Developers work closely with Aledo ISD to ensure the student population at Walsh Elementary School, which was <a href=\"https:\/\/v3.boardbook.org\/Public\/PublicItemDownload.aspx?ik=42815429\">projected at 67% capacity<\/a> in the most recent school year, continues to grow at a steady pace. Families looking to enroll in the 2019-2020 academic school year should review <a href=\"https:\/\/www.aledoisd.org\/Page\/4675\">AISD enrollment guidelines<\/a>.<\/p>\n<p>Current construction on Overlook Park and Lake Park includes dirt work grading of future homesites, extension of key roadways including Walsh Avenue, and the preparation required for utility installation of water, gas, electricity and fiber Internet services. Model home construction will begin later this year with expected completion in late summer.<\/p>\n<p>A community, however, is about much more than lot sizes and houses. It\u2019s about the people who call a place <em>home<\/em>.
